At ZCL Appraisals we provide fast and accurate honest residential home appraisals at a fair price. We offer full inspection appraisals on single and multi-family homes, new contruction, vaceant land, townhomes and condos. We provide appraisals of properties for purchase, refinance loans, divorce settlements, *PMI removal, and FHA loans.

*PMI is the Private Mortgage Insurance that increases your monthly mortgage payment. If you have equity in your home, you may be able to drop the fee and reduce your monthly mortgage payments significantly.

Your clients receive professional and prompt service and you receive complete reports with full explanations. My goal is to minimize your time working on the file. I have the experience, ethics and knowledge to make your life easier and that of your loan underwritters.

FREQUENTLY ASKED APPRAISAL QUESTIONS...

How much does an appraisal cost? Most appraisals are $350. Fees can vary and go up depending on the size of the property and complexity of the appraisal. Multi-family properties start at $550.

What's the difference between the appraised value and tax assessed value? The assessed value is how your property taxes are determined. Your appraised estimated value is based on what similar homes in the area  have sold for recently and other factors. Having your home appraised will not affect your taxes.

Will my home sell for more of less than the appraised value? The value of your home or property is based on what similar homes or properties in the area have sold for (not what they are listing it for). It should sell for what it is appraised for, but understand that it is an estimate and markets can change quickly.

What is the turn around time for an appraisal? Usually 2-3 days after the property inspection. I can also do a rush for a small additional fee.
